Acceptable Proof of Income – Guarantor

*Self Employed applicants may qualify under Option 2*-

 

Option 1: Recurring Income

 Minimum Requirement: Four (4) Times Monthly Rent

Verified by: - Two (2) current, consecutive paystubs in PDF format

 If paystubs are unavailable or do not meet the requirements, the documents listed below may be provided

 

Option 2: Financial Resources

Minimum Requirement: Three (3) times the total value of lease term

 (Total monthly rental amount multiplied by the number of months in the lease term)

 Verified by: - Three (3) most recent bank statements in PDF format.

Must reflect a minimum of three (3) consecutive months of an ending balance meeting above the minimum requirement. Foreign bank statements are not accepted.

If bank statements do not meet the minimum requirement, the documents listed below may be provided along with the bank statements:

  1. Investment portfolio statements in PDF format meeting minimum requirements.
  2. Tax Return from the prior year (All self-employed applicants must provide the prior year's tax return).  Must be certified as "File" one of the following ways: Direct transcript from IRS; Signed letter from CPA; Documentation from tax preparation software.

 The following documents are not acceptable forms of income verification:

  • Handwritten verification from employer or handwritten paystubs.
  •  Invoices (Self Employed).
  • Screenshots of paystubs or bank statements (authentic PDF’s are required).
  • K-1 or Investment portfolio statements consisting of cryptocurrency.

 

 

All documentation must reflect the most current pay periods.

Greetings to our Carolina Parents and Family members! We are glad you are taking an active role in supporting your student's exploration of off-campus life and we hope the information on this website can be useful for both you and your student. 

A few tips for family members:

  1. Engage your student in a conversation about living off-campus early on in their undergraduate experience. They are likely to start hearing about off-campus almost immediately after starting their 1st year, and it is important that you have had some conversation about shared expectations before they call you with an off-campus lease in hand.
  2. Get familiar with the resources on this site. There is information on this site and through consultation appointments with our staff, related to a number of areas that are important for students to understand about living off-campus. You and your students should think through costs, location, roommate/housemates, safety and security, and transportation factors before making a final decision about where to live off-campus.
  3. We strongly encourage a thorough understanding and review of the lease. Here is a thorough explanation from our onsite team, we recommend you and your student review to begin.

Tips and Advice

Hello, prospective residents of Carolina Square! We are so excited that you are interested in joining our waitlist for the 2025 - 2026 leasing season. Below are some important details regarding the waitlist and leasing process at Carolina Square.

Please read the entirety of this form carefully, it contains important information!

Fees:

  • Due at application:  $250 per person
  • Due upon acceptance of apartment offer:  $250 administrative fee per apartment and security deposit (starting at $500) based on a credit check with an option of a Surety Bond.

Pricing

Please see the tentative pricing box. Your apartment’s rental amount can fall anywhere within that range. These rates do not include the parking fee, trash fee, or any other utilities, such as electricity, water, cable, and internet.

Waitlist Agreement

  • We have leases expiring between May and August and do not know when your desired floor plan will become available. Therefore, you must be willing to start your lease between May and August.
  •  We encourage guarantors to apply once an apartment has been assigned. Guarantors are for the financial backing of the apartment and are not leaseholders.
  • There will be one lease per apartment, as we do not lease by the bedroom. All residents living in the apartment must have an application on file and be listed on the lease agreement.
  • We do not offer subleasing/subletting at Carolina Square.
  •  If you are applying with roommates, please understand that any deposit refund will be returned via one check to one address and made payable to either one resident or all residents. There is no option to send individual checks. If you and your roommates choose the Surety Bond option, there will be no refund check and you are responsible for any damages post-move-out.
  • Once you are offered an apartment you will have 24 hours to accept the apartment and provide us with the following: Administrative Fee of $250; Security Deposit starting at $500 or Surety Bond; and Written Confirmation from every applicant that you will be leasing the apartment.
  • If you receive an offer for an apartment, you are welcome to turn it down. However, your application will go to the end of the waitlist.

Parking

Parking is limited to ONE offered space per apartment at a rate of $200 per month. If there are any extra spots available after the leasing of all apartments, we will perform a parking lottery, and they will also be leased at a rate of $200 per month.

Please note should you choose to renew your lease, your apartment will have the option to secure the one offered guaranteed space per apartment, with the option to join the parking lottery once more.

Our primary form of communication is via e-mail. Please provide us with the e-mail address most accessible to you at the time of application. Keep an eye out for any emails that may reroute to “spam” or “junk”, etc.

Process for securing an apartment at Carolina Square

  1. Once an offer is made you will have 24 hours to accept the apartment.
  2. Within 36 hours after acceptance, we must have all applications completed and submitted. This includes guarantor applications and supporting documentation (please see a list of acceptable proof of income).
  3. Once the lease agreement is sent, everyone will have 36 hours to review and sign all the lease documents.
  4. Once the lease is executed, it will be a legally binding contract.
